Why a struggling system should not be left running

The most expensive mistake in air conditioning is continuing to run a system that is telling you something is wrong. A unit low on refrigerant does not simply cool less — it runs the compressor hotter and with poor oil return, which is a slow death sentence for the single most expensive component in the system. Ice on the pipework, a persistent smell, water dripping from an indoor unit, breakers tripping or an outdoor fan making new noises are all warnings with a cost attached to ignoring them.

For a business the second cost is operational. Cooling almost always fails during a heatwave, because that is when the system is under maximum load. That is also the week when a shop floor at 29 degrees empties, when kitchen staff cannot work safely, and when comms equipment starts shutting itself down on thermal protection.

Common faults, causes and how they are repaired

Most air conditioning faults fall into a handful of families. Knowing which one you are looking at is most of the job.

System runs but does not cool

The classic presentation, and the one with the widest range of causes: low refrigerant from a leak, a fouled condenser coil that cannot reject heat, a failed outdoor fan, restricted airflow across the indoor coil from blocked filters, a failing compressor or a control fault holding the system in the wrong mode.

We separate these by measuring rather than by inspection alone. Suction and discharge pressures with superheat and subcooling calculations point directly at charge, restriction or compressor problems, and electrical testing confirms whether motors and capacitors are healthy.

Refrigerant leaks

Refrigerant does not get consumed. If a system is low, it has leaked, usually at flare joints, brazed joints, coil hairpins or a service valve. Leak detection uses electronic detectors, nitrogen pressure testing and sometimes UV dye, followed by a proper repair to the joint or component, then evacuation and a fresh weighed charge.

Recharging without repairing is a temporary and legally questionable fix. We do it properly so the same call does not happen every summer.

Ice on the coil or pipework

Icing is a symptom, not a fault. It comes from low airflow across the evaporator (dirty filters or coil, failed indoor fan), low refrigerant charge, or a restriction such as a blocked filter drier or a faulty expansion valve. Running an iced system risks liquid refrigerant returning to the compressor, which is a rapid way to destroy it — turning it off and calling for a diagnosis is the cheap option.

Water leaking from an indoor unit

Usually a blocked or badly falling condensate drain, a failed condensate pump, a full drain pan, or ice melting off a coil that had frozen. On cassettes and ducted units this can damage ceilings and stock quickly. Repair means clearing or rerouting the drain, replacing the pump, and addressing whatever caused the ice if that was the trigger.

Electrical and control faults

Tripping breakers, dead units, error codes and units that will not respond to their controller. Causes range from failed capacitors and contactors through to control boards, sensors and wiring damage — often from vermin or weather at the outdoor unit. Diagnosis is methodical electrical testing, and repairs are made with correct-specification components.

Noise and vibration

New noises are informative. Rattles are usually loose panels or brackets, screeching often points at fan bearings, grinding suggests a compressor problem, and buzzing at start-up frequently points to a contactor or capacitor. Vibration transmitted into a building structure is normally a mounting problem, solved with anti-vibration mounts and proper bracketry.

Poor previous installations

A significant share of the faults we attend originate in the original installation: undersized equipment, inadequate insulation, incorrect charge for the pipe run, no vacuum before charging, or condensate arrangements that were never going to work. Peter Lewis's system fell into this category — once the installation faults were corrected, it ran far more efficiently.
